Thailand Long Stay Visa 2026: Every Option Explained

The Thai visa system is one of the most frequently misunderstood aspects of long-term residency in the country. Online resources range from genuinely helpful to dangerously outdated, and experiences that applied to one nationality or situation two years ago may bear no resemblance to what applies to you today.

This guide cuts through the noise. It covers every meaningful long-stay visa option available in Thailand in 2026, written from the perspective of a Bangkok-based team that works with international residents navigating these routes regularly. The DTV: Destination Thailand Visa

Launched on 15 July 2024, the Destination Thailand Visa (DTV), commonly called the Thai digital nomad visa, is the most significant visa Thailand has introduced in recent years. It is designed for remote workers, freelancers, and those participating in approved Thai Soft Power cultural activities. For the right applicant, it is the cleanest, most flexible long-stay option available in Thailand in 2026.

What It Provides

  • Valid for 5 years with multiple entries
  • Up to 180 days per entry
  • One extension of 180 days per entry available at a Thai immigration office for 1,900 THB
  • Legal right to work remotely for foreign employers or foreign clients; no Thai work permit is required
  • Dependants (legal spouse and unmarried children under 20) can apply separately on a linked application

Eligibility: Workcation (Remote Workers and Freelancers)

This is the primary route. You qualify if you work remotely for a company or clients based outside Thailand. The Thai government has not published a minimum income threshold, but your employer or freelance work must be demonstrably legitimate. Employees submit an employment contract and confirmation letter from their employer. Freelancers submit a professional portfolio showing active client contracts, recent invoices, and a professional website.

Eligibility: Thai Soft Power Activities

If you do not work remotely, you may qualify through participation in approved Thai cultural activities: Muay Thai training, Thai cooking classes, medical treatment, sports training, art and music festivals, or approved seminars and educational programmes. The activity must generally be at least six months in duration for a strong application. Shorter programmes risk being issued a shorter visa or refused. Enrolment must be with a government-registered institution. Thai language school enrolment is no longer accepted as a qualifying activity as of 2025.

Financial Requirements

Proof of at least 500,000 THB (approximately 11,000 GBP / 22,000 AUD) held in a personal savings or current account. Most embassies require bank statements covering the past three months showing the funds maintained continuously. Cryptocurrency accounts, investment portfolios, and business accounts are not accepted. Some embassies may require a higher amount, so confirm with your specific embassy before applying.

  • Clean Thai immigration record, with no serious overstays or blacklisting

DTV Visa Fee and Application

The standard DTV fee is 10,000 THB (approximately 220 GBP), though individual embassies may charge more. Applications are submitted through thaievisa.go.th. Processing times vary from a few days to several weeks depending on the embassy. You must remain in the country where you are applying until the visa is issued.

Note: DTV holders are generally unable to open a Thai bank account, as most banks classify the visa as a tourist visa despite its five-year validity. If a Thai bank account is important to you, the DTV may not be the right choice.

Non-Immigrant O-A Visa: The Retirement Visa

The Non-Immigrant O-A (retirement visa) is the most widely used long-stay route for foreign nationals aged 50 and over. It is lower-barrier than the LTR options and does not require a specific income source type, making it accessible to a wider range of retirees.

Financial Requirements

One of the following must be met:

  • 800,000 THB (approximately 17,800 GBP) deposited in a Thai bank account for at least two months before applying and maintained at that level throughout the visa period
  • A verified monthly pension or income of at least 65,000 THB (approximately 1,450 GBP)
  • A combination of bank deposit and monthly income together totalling the equivalent of 800,000 THB annually

After renewal, the account balance must return to 800,000 THB at least three months before the next renewal date.

Health Insurance: Mandatory

Since October 2019, health insurance is compulsory for all O-A visa applicants. Minimum coverage: 40,000 THB for outpatient treatment and 400,000 THB for inpatient treatment per year. Insurance must be from a provider on the official approved list maintained by Thailand's Office of Insurance Commission. Check the current list at longstay.tgia.org. International policies not on this list are not accepted.

Additional Requirements (Applying from the UK)

  • Police clearance certificate (valid within three months of application)
  • Medical certificate confirming no prohibited diseases (valid within three months)
  • Passport valid for at least 18 months
  • Proof of the financial requirement via bank letter or income verification from your embassy

Annual Renewal and 90-Day Reporting

The O-A is renewed annually at a Thai immigration office. You must re-evidence financial qualifications, maintain current health insurance, and keep a current TM.30 address registration. A 90-day address report (TM47) is required every 90 days throughout your stay. The first report must be completed in person; subsequent reports can be done online at immigration.go.th. Employment of any kind is strictly prohibited under this visa.

Non-Immigrant O-X Visa: 10-Year Retirement Option

The O-X visa offers eligible retirees an initial five-year stay, renewable for a further five years, giving ten years of residency in total. British nationals are among those eligible (along with nationals of Australia, Denmark, Finland, France, Germany, Italy, Japan, Netherlands, Norway, Sweden, Switzerland, Austria, Belgium, New Zealand, South Korea, Canada, and the United States).

Financial requirements are substantially higher than the O-A: 3,000,000 THB in a Thai bank account; or 1,800,000 THB combined with an annual income of at least 1,200,000 THB. This amount must be fully maintained in the bank for one year and kept at no less than 1,500,000 THB thereafter. Health insurance is compulsory with the same minimum coverage as the O-A. Employment is strictly prohibited. For well-resourced retirees who want maximum stability, the O-X eliminates annual renewal administration for a decade.

LTR Visa: Long-Term Resident Visa

The LTR visa is a 10-year multiple-entry visa for four categories of high-value foreign residents, administered by Thailand's Board of Investment (BOI). Applications are submitted and processed through the BOI LTR portal at ltr.boi.go.th. The endorsement process takes approximately 20 working days from submission of a complete application.

LTR holders benefit from annual (not 90-day) address reporting, a digital work permit for qualifying categories, exemption from the four-Thai-nationals-per-foreigner employment ratio, and significant tax advantages.

Thailand Privilege Visa (Formerly Thailand Elite)

Thailand Privilege is a paid membership programme rather than a traditional visa category. Members purchase a long-stay privilege providing multiple-entry facilitation, airport fast-track services, and lifestyle benefits. Options currently range from 5-year to 20-year packages, with fees from approximately 600,000 THB to 2,800,000 THB depending on duration and tier.

Thailand Privilege does not include a work permit and cannot be used to apply for a Thai work permit. It is popular with those who want a low-bureaucracy long-stay solution and are willing to pay for the convenience. Non-Immigrant ED Visa: Education

Enrolment in a government-registered Thai educational institution qualifies for a Non-Immigrant ED visa, extendable in 90-day increments for the duration of the course. This is a legitimate route used by those genuinely studying at accredited Thai institutions. Note that Thai language school enrolment is no longer accepted as a supporting activity for the DTV as of 2025, though the ED visa itself for genuine language study at registered schools remains valid.
